Sadhana is a single mother with three sons, she is also a full-time law clerk, and she is an enthusiastic real estate investor.
Over the past decade of investing in real estate, she has bought and sold over 30 different properties, including single-family homes, duplexes, four-plex, a five-plex, a six-plex, and an eight-unit building.
She has also been called the "No Money Down Queen", as she has built her portfolio of properties with none or little of her own money.

- In dark times of despair, if you feel the urge to follow through with trying to end your pain, reach out and get support. There are many online counselling services to help talk you through these despairing times. Don't feel as though your desire to do something dire should be kept to yourself. There are many people who have these thoughts and tendencies and this is the crucial time to seek support to get through those precarious moments firstly. And secondly to seek support with the challenges you are facing which are causing these despairing thoughts to arise.
- To get started with real estate investment, start by learning.
- Sadhana took 2 years to learn what she needed to know before she purchased her first real estate property.
- Sadhana describes herself as a money recycler by either getting her money out of one investment property to put into another or by using someone else's money to provide the deposit for the next investment property.
- Sadhana describes a "No Money Down Deal" as being anytime that the money is not coming out of her pocket by tapping into a line of credit. Or to get someone with the deposit and line of credit to come in and co-invest in the property with you.
- Remember when we choose life, we choose growth, when we choose growth we open ourselves up to opportunities, when we choose life, we open ourselves up to allow happiness to seep back in.
- When we see ourselves as limited by our experiences we close ourselves off to happiness.
- If you are interested in exploring real estate investment, google search real estate meet up groups in your area.
- When you have your basic needs taken care of this frees you up to be open to happiness. Without it, when you are constantly worrying about your survival, stress blocks happiness from entering in.
- Learning about the framework for investing is about 20% of what you need to know, the rest is about money mindset. When you heal your relationship with money, you are then in the right headspace to explore something new in terms of opportunity and growth.
- Personal growth is so important, so keep striving to learn something new about yourself and how to navigate life every day.

On today’s show, I have a very interesting guest, her name is Susan Stark, she is a Certified Somatic Sex Coach, Counsellor and Facilitator who supports people seeking abundant pleasure, who want to move from feeling stuck and disconnected to experiencing ecstatic erotic empowerment.
The reason I have Susan as a featured guest is because her area of interest is working with survivors of sexual violence to help them to reclaim their connection with pleasure, sex and intimacy. She runs groups on this topic, has a podcast series and she does individual sessions with survivors as a sex coach and counsellor.

Here are the top tips of today’s episode:
- Because we are not well resourced on the topic of sex, generally speaking, feeling ashamed is something many people experience around sex and their sexuality.
- The way we learn about sensing where our limit is with sexual exploration often does not include a felt sense for allowing our body to send us signals that this is as far as you want to go with something.
- Learning to get a felt sense of where your boundaries are and learning to put that into words can be a game-changer in helping to regain a sense of control over yourself.
- When you experience trauma, the body doesn't feel like a safe place to be and that's why it's important to take things really slowly when it comes to healing work.
- You need to send your nervous system signs that it is safe when you are free from the cycle of abuse so that it allows you to be open to explore healing. Something like an exercise of slowing the breath down can help to calm your nervous system down and then when this happens your mind can better accept that you are ok.
- Know that your healing journey is personal, so don't make comparisons between yourself and another person about where they are at in their recovery journey, don't compare it to your own. Allow yourself space and give yourself grace.
- Allow yourself time, it's those little tiny progressive steps that you make that add up over time and make a big difference.
- Performance, pleasing someone else, a judgement of ourselves and an expectation of perfection are things that are often associated with sex. Whereas it should be about being present in the moment and be attuned to what we need to find pleasure in that encounter for ourselves.
- The starting place in healing is to focus on you and your needs and what gives you pleasure.
- Building resilience and learning to lean into the hard edges is where growth and development are found.
- Give yourself permission to be clunky in this space of exploring what gives you pleasure.
- You may need to learn how to have fun, experience pleasure, be happy, be playful, because of the pain and suffering you have experienced.
- Get encouragement from others who can support you and this will give you courage.

Here are the top tips of today’s episode:
- When you are in an abusive relationship it is easy to lose sight of the treasure trove of qualities which exist inside of yourself.
- When you are in an abusive relationship it is hard to find a way back to recovering the treasure trove inside of yourself.
- Getting onto a healing path after an abusive relationship becomes your treasure map to rediscovering and recovering the treasure inside of yourself.
- Co-dependency is a part of abusive relationships and is part of what leaves victims vulnerable to being used and abused.
- When you become co-dependant in a relationship you give your power over to the other person, allowing them to dictate your happiness.
- When you become disempowered in your own life it becomes super challenging to make independent choices. It is common for people who are disempowered to be indecisive and confused.
- Society puts expectations on us which can make us feel as though we are failing in life, which can cause us to devalue ourselves.
- Once a narcissist is fixed with a pattern of behaviours it is difficult to shift the narcissist to change. That is one of the reasons why it is better to put your energy into what you can do to heal your own life, rather than trying to fix them.
- The narcissist does not want to take responsibility for anything so they will try to shame and blame you for all the problems.
- It is common for women to try and put up a pretence to everyone around them that everything is fine when the opposite is true.
- But pretending doesn’t make anything better, so seek support from trusted family, friends and professional services where appropriate.
- When you are in an abusive relationship because you are being driven by fear it can be hard to judge what is safe and what is going to make matters worse, but don’t let that hold you back from seeking help and support.
- Find refuge with people you feel safe with.
- Something that will be very helpful to you in forging a new life is to make a conscious choice to leave your old life behind.
- Victims and Survivors are often empathic people and are predisposed to being people pleasers and as people pleasers they will forget to put healthy boundaries around themselves which leaves them open to be used and abused.
- It is really important to learn the skill of picking your battles because battles are exhausting, so choose which one’s are really important to protect yourself and stand up for yourself for your needs and your rights.
- There is no winning a battle with a narcissist.
- Before you get into another relationship take time to identify your values to be clear about what the shared values need to be in a relationship with another person.
- Learning to love yourself before you jump into a new relationship will help you to attract the right kind of relationship.

When you are caught in a cycle of abuse it can be very difficult to think of anything that you do want, but incredibly easy to rattle off a long list of things you don't want.
This episode explores the reason why it is so hard to think of what you do want when you are caught in a cycle of abuse and even if you have managed to break free but you are still picking up the pieces of your life again and are still feeling very trauma bonded by the abusive relationship.
Better still this episode provides some simple exercises to bring about the energy shift that is needed to flip what you don't want to discovering the things you do want.
Once the focus shifts to the things you do want you become more empowered in your thoughts, words and actions.

- Healing from sexual abuse is a journey and understanding this will help you as you go through this process.
- There are many options available to help you on your path to healing. It is important that you explore what is out there, so that you can find the ones which work best for you.
- It is really important to get onto a recovery path, without one it can hold you back and keep you stuck at the same level and potentially attract more of the same into your life.
- When looking for a therapist, you want to find someone who has experience with trauma.
- Group therapy
- Self help books
- Alternative therapies like physical exercise help to care and accept for the physical body and meditation helps with healing the mind.
- Trauma informed meditation and trauma informed yoga can be highly effective for healing survivors of abuse.
- Allowing yourself to be creative and expressive through things like writing, dancing, singing are all very therapeutic.
- Self-care is critical for survivors.
- Being of service to other people opens you up to have a healthy connection with the world and with other people.
- As challenging as it might be to self reflect, it is empowering to have a growing awareness of the way you think, feel and act. This combined with a curious outlook can enable you to change for your highest good. Unless we see behaviours we cannot respond to these things.
- We spend so much time judging ourselves as survivors, being kind to ourselves as we travel along the path of recovery is so important to help us healing.
- Recovery can be painful and perhaps you will make mistakes, but this should not hold you back from seeking a recovery for the things you have been through. Don't give up if there are set backs.
- When you feel ready give yourself permission to live life more fully.
- Make yourself a priority today.

LEARNING TO LET THE FEAR BOUNCE WITH PTSD
On today’s show I have a survivor who is on a similar path to my own, Kim Lengling, who is using her words and her voice to give other victims and survivors hope for a life on the other side of abuse.
As someone who lives with PTSD, she found that writing and sharing her story helps to lift some of the weight of memories, but also gives an opportunity for others who hear her story to be able to resonate with it.
Her hope is that spark of light that she shines using her voice and her words can provide that hope that is needed, to realize others going through similar challenges are not alone.
And at the heart of it, for others to realize they are worthy and beautiful and strong.
Residing in Pennsylvania, USA, Kim Lengling is the mother to a grown daughter and her rescue dog, Dexter.
She is a published co-author of three collaborative books and the sole author a book to be released this year entitle Imperfect Masterpiece.
Additionally, she is the lead author and coordinator of a collaborative 3-book series titled When Grace Found Me, with Volume One recently released in December of 2020 and Volume Two to be released in late Spring.
With empathy and emotion, she has been writing since 2004 showcasing her faith, nature, love of rescue animals, and living with PTSD.
She is the host of the newly launched podcast Let Fear Bounce, inviting guests to share their stories of letting go of or working through fears and shedding light and hope to her listeners.
In this episode we talk about the journey of people who experience trauma and ways in which they might be able to get onto a path of healing from the trauma.

Here are the top tips of today’s episode:
- When you are hurt it is a natural response to build a wall of defence, but the wall of defence that you build when you experience trauma will crack at some point, to enable you to release and let go of the weight of what you have been carrying.
- Sometimes you have to break to bloom into who you are actually supposed to be.
- Breaking points can be pivotal turning points in life to change direction to be able to transform.
- Making a conscious choice not to identify as a victim can help you become more empowered.
- You don’t have to be alone, with all the pain and brokenness that you might be feeling. There are other’s who can relate to what you are thinking and feeling in those moments who can and want to help and support you.
- Claim what you want to be, do and so for you and your life. If you want to be a source of inspiration for others claim it. If you want to be a source of positivity claim it. If you want to be a source of laughter and joy for others, claim it.
- You are not meant to live in the dark, you are strong and beautiful. There is strength and beauty in the storm.
- Don’t try and calm the storm, try to calm yourself until the storm passes.
- It is easy to become a victim of circumstance when someone else has been exerting control over you and your life, and it is easy to lose sight that you still have the ability to choose something else for yourself and for your life.
- Learning how to let go of things which do not serve us and our highest good can take a long time. When we realise that we are giving all of our anger and frustration power, we can make a conscious choice to let go of that and choose something positive instead.
- We are all good at wearing a mask, but there is power in taking your mask off and sharing your most vulnerable self with someone you trust.
- You are a warrior, warriors wear armour, so remember to put your armour on to protect you from adversity. This might mean knowing when to say NO to a circumstance, a mindset, or a person.
- Try not be hard on yourself, try to be kind to yourself.
- You are worthy, you are worth receiving help and support, you are worth being treated well, you are worthy of love, you are worthy of self-care and self-love.
- To find a place of peace, get out into nature as much as possible, it will do wonders for your nervous system. There is beauty and peace to be found in nature.
- There is a difference between real and perceived fear and when you suffer from PTSD it can be difficult to discern between what is real and what is perceived fear. I have some strategies to help with this which I will go into more depth on in another episode, but if you struggle with this you could try writing a list of your fears and put a number between 0 – 10 with 0 being no foundation for the fear and 10 being the fear being very real. Rate your fears in black and white and it will help you differentiate between what is real and what is perceived, and it will help you focus your energy on the real threats and stop worrying about those which are nothing more than a perception.
- Writing is cathartic and empowering. There are great benefits to journaling for those who suffer from PTSD. Don’t worry about what comes out, just allow words to come out of you onto paper. It is an exercise in allowing things which might otherwise be repressed to come out. In time your journal can also show a path of awareness, growth and development.
- You are stronger than you think.
